The exact procedure depends on the boiler make, model, condition and manufacturer’s servicing instructions.
A full written report is provided at the end of every service for peace of mind.
The boiler, flue, seals & components are visually inspected for signs of wear, damage or deterioration that may require attention.
The boiler’s combustion products are analysed and the results checked against the appliance manufacturer’s specified values.
The flue and terminal are inspected & tested for condition and integrity in accordance with the manufacturer’s instructions.
The condensation trap is visually inspected. If there are signs of dirt, it is cleaned to ensure the boiler continues to run efficiently.
The magnetic filter captures rust sludge from the heating system and prevents it entering the boiler, this is removed & cleaned.
System inhibitor is checked to ensure continued protection from rust/corrosion inside pipes, radiators & the boiler.
The vessel allows for water to expand when heated, the pressure is checked to ensure optimal performance of the system.
The boiler’s relevant built-in safety controls are tested to confirm that they operate correctly if an unsafe condition is detected.

My standard boiler service costs £60. This covers the checks and tests included in the Essential Boiler Service, carried out in accordance with the appliance manufacturer’s instructions. If however you require a more comprehensive service, I offer two other packages which involve stripping down and cleaning some of the key components that can build up soot and dirt over time and contribute to a reduction in performance. If your boiler requires any repairs or replacement parts, these aren’t included in the service price. I'll explain what is needed and agree any additional costs with you before carrying out further work.
Your boiler will be visually inspected, checked for safe operation and serviced in accordance with the manufacturer’s instructions. This normally includes checking the boiler’s condition, flue, ventilation, safety controls, operating pressure and combustion performance. The precise checks and work required can vary depending on the boiler’s make, model, age and condition.
A routine boiler service will usually take approximately 45–60 minutes. It may take longer if the boiler is difficult to access, needs additional cleaning or requires further investigation. I don’t rush boiler services, I operate in a slow, meticulous and methodical way. I won't rush jobs to cram in as many services as I can in a single day. Ultimately, the time taken will depend on what your particular boiler requires.
Most manufacturers recommend having a boiler serviced once every 12 months. Annual servicing helps identify developing problems, supports safe and efficient operation and may be required to maintain the manufacturer’s warranty. If you’re unsure when your boiler was last serviced, it’s sensible to arrange an inspection.
I service many common makes and models of domestic gas boiler. The majority of combination boilers typically use the same core parts. Some older, unusual or specialist appliances may require specific parts, knowledge or manufacturer support. No. A boiler service is a planned inspection and maintenance visit for a boiler that is generally operating normally. A repair or fault-finding appointment is required when a boiler isn’t working correctly or is displaying a fault code. Fault diagnosis, repairs and replacement parts aren’t included in the standard service price. I'll discuss the next step with you if a problem is identified during the service.
Landlords must ensure that gas appliances provided for tenants are maintained in a safe condition. They must also arrange a gas safety check by a Gas Safe registered engineer at least once every 12 months. A boiler service and a landlord gas safety check aren’t the same thing. They can often be arranged together, but you should confirm which service you require when booking.
Yes. Where applicable, your boiler’s service record or Benchmark documentation will be completed following the service. I will also let you know about any concerns identified or work that may need attention. Please have the existing service record available when I arrive if you know where it is.
Please make sure the boiler and any relevant controls are easy to access. If the boiler is inside a cupboard, remove any stored items that may restrict access. It’s also helpful to have the boiler’s manual, service record or Benchmark documentation available, although don’t worry if these can’t be found.
A boiler that isn’t working properly may need a fault-finding or repair appointment rather than a routine service. Tell me about the problem and provide any fault code displayed by the boiler when you get in touch. This helps me understand what may be required and book the most appropriate type of appointment.
